Juanita Beach Home is the remodeled upper floor of a house in the Juanita neighborhood of Kirkland, Washington State, with three bedrooms, a king bed, two bathrooms, air conditioning and a covered deck with a fire pit, 20 minutes from Seattle. It sleeps six and suits families, people visiting the Eastside for work, and anyone here for a game, a race or a long stay who wants a quiet residential street with off-street parking.

You enter by the front door and seven steps up to the main floor, which is open plan. A white L-shaped sofa and an armchair sit around a 50-inch Fire TV, with a dining table for six and a desk for work. The kitchen has a granite peninsula, electric range, microwave, dishwasher, refrigerator and coffee maker. Bedroom one has the king bed with a dresser and mirrored closets; bedrooms two and three each have a bed for two and a closet. The two full bathrooms have tub-showers and heated floors that switch on with the light in the cold months. A stacked washer and dryer are in the unit. The covered deck has a lounge set around a fire pit table and loungers along the rail. A 24,000 BTU split air conditioner in the living room cools the whole floor, and there is heating for winter. Two cars park in tandem on the driveway, with more room on the street.

Guests praise cleanliness, the new furnishings, the comfortable beds, the quiet street, the off-street parking and the air conditioning, which is rare around Seattle, along with the quick replies from Sharon, who co-hosts, and the rest of our team. Long stays are common; one guest stayed four months for a work assignment and another for six weeks. The owner lives downstairs in an independent unit, has shoveled snow for guests, and helps when something needs attention.

The rental is the upper floor only. The garage and the backyard are not part of it; the deck is your outdoor space. The entrance has seven stairs, so we list the home as not suitable for infants and small children, and adults with mobility limits should ask first. The house is a busy short-term rental and shows some wear, and guests have reported small maintenance items such as a TV volume fault that was fixed promptly; tell us and things get handled. Quiet hours run from 22:00 to 08:00, pets are allowed, and smoking and parties are not. Smoke and carbon monoxide alarms are installed.

Check-in is by smart lock from 15:00 and check-out at 11:00, with a two-night minimum. We send the code and local tips before you arrive: Juanita Beach and the parks nearby, hospitals and shopping centers, and the wineries and breweries of the area five minutes away by car.

Kirkland sits on the east side of Lake Washington, and by our estimate the house is 20 minutes from Seattle by car. From Seattle-Tacoma airport (SEA) the drive runs up the interstate and depends on traffic on the bridges and the 405. A guest noted that quick interstate access made airport runs easy. Park two cars in tandem on the driveway (the rules require parking in the driveway rather than the garage) and more on the street. The entrance is the front door with seven steps up; the owner's unit downstairs has its own separate entrance.
