How do I book a Tres Mares stay?

On Airbnb. Every stay on this site has a Reserve on Airbnb button that opens the same home on Airbnb, where you pick dates, see the live price and pay. The WhatsApp line next to the button is for questions before and during your stay, not for reservations.

Why do you book through Airbnb instead of directly?

Because it protects you. Airbnb handles your payment with its guest protection, carries the cancellation terms in writing, and shows the reviews behind the more than 4,000 bookings we have hosted since 2015. Every one of our homes is a Superhost listing there, and the ratings on this site are Airbnb's.

Can I book directly with you and skip the Airbnb fees?

Not yet. Direct booking with calendar sync and card payment is being prepared for a later phase. Until then all reservations run through Airbnb, and we do not offer off-platform discounts or take payments outside it.

Who do I pay, and in which currency?

You pay Airbnb, in the currency your Airbnb account uses. The prices on this site are in US dollars and show the lowest typical nightly rate we have seen for each home; the live total on Airbnb depends on your dates, the season and any fee or tax that applies to your booking, so it can differ.

What is the cancellation policy?

It is set per home on Airbnb and shown on each listing before you pay. Policies differ between homes and seasons, so read the one on the listing you are booking rather than relying on a summary here. Cancellations and refunds are handled by Airbnb.

Who am I talking to on WhatsApp?

The Tres Mares team, on +34 658 766 999. We are based in Málaga, Spain, and answer in English and Spanish. Expect quicker replies during Spanish and Costa Rican daytime hours; local managers in each area handle arrivals on the ground.

Arriving and leaving

Can we check in early?

Often, yes. Standard check-in is 15:00, but in Monteverde we let you in from 11:00 whenever the previous clean is finished, and we try the same elsewhere when the calendar allows. It is not guaranteed. Message us on WhatsApp the day before with your arrival time.

Can we drop our bags before check-in or after check-out?

Yes at practically every Monteverde home, where luggage drop while the clean is in progress is part of how we host, because the town has no lockers. In Cahuita the Ewa Boxes allow luggage drop too. For the other areas, check the stay page or ask on WhatsApp.

What are the check-in and check-out times?

Check-in from 15:00 and check-out by 11:00 at every home. A few homes have a check-in window: until 20:00 at Casa Azul and Casa Almendros, until 23:00 at Aroma de Café, and until 02:00 at both Ewa Box containers in Cahuita. The stay page lists the window for each.

Can we check out late?

Sometimes. Late check-out depends on whether guests arrive the same day, so ask the evening before and we will tell you what is possible. When it is not, you can usually leave your bags while the clean happens, at least in Monteverde.

Can we arrive at night?

It depends on the home. Homes with a lockbox, keypad or smart lock, which is most of them, take arrivals after dark; the Ewa Boxes accept check-in until 02:00. Homes with in-person handover, and those with a 20:00 window, need you before evening. Wherever the last stretch is unpaved, as at Calma Loft and Aroma de Café, arrive in daylight the first time.

When do we get the exact address?

After you book, from Airbnb, and again from us with directions and codes before check-in. Several homes sit inside residentials or on farm roads that map apps mislabel, so follow our directions rather than the pin.

During your stay

Is there Wi-Fi, and is it fast enough for work?

Every home has Wi-Fi. Where Airbnb shows a measured speed it ranges from 118 to 171 Mbps (Punta Leona, Sámara and Escazú), and the Monteverde lofts are described as fast enough for remote work and streaming. Several homes have a dedicated desk; the stay page says which.

Is there hot water?

Yes, in every home. Two details worth knowing: at Kapetsowa and Calma Loft in Monteverde the hot water is in the shower, not the kitchen tap, and at Lapas Paradise the showers are set to a warm rather than hot temperature. Each stay page says so.

Do the homes have air conditioning?

The beach, Caribbean, Escazú and Kirkland homes do. The Monteverde homes do not, because the cloud forest sits high and stays cool; they come with fans for warm afternoons and, at Kapetsowa and Calma Loft, a portable heater for cold nights. Pack a warm layer for Monteverde in any month.

Do the homes have kitchens?

Yes. Most have a full kitchen with stove, oven, refrigerator, microwave and coffee maker. Calma Loft, Aroma de Café and both Ewa Box containers have kitchenettes with a stove or induction cooktop and no oven. Coffee is provided in most homes, and in Monteverde it is local.

Is there cleaning during a longer stay?

On request. Casa Azul lists cleaning during the stay, the Ewa Boxes offer housekeeping at extra cost, and elsewhere we can arrange a mid-stay clean with the local team for a fee. Ask on WhatsApp when you book a week or more.

What happens if something breaks or there is an emergency?

Message us on WhatsApp or through Airbnb, and a local manager in your area responds. Guests describe fast replies and problems fixed within hours. For medical or police emergencies use the local emergency number first, then let us know.

Choosing where to go

Monteverde or the beach?

Both, in that order, if you have the days. Monteverde is cloud forest at altitude: cool, misty, walkable reserves, night tours, one or two nights. The beaches are warm and slow: Punta Leona is about 1.5 hours from the San José airport, Sámara is on the Pacific and Cahuita is on the Caribbean.

Cahuita or Puerto Viejo?

Cahuita if you want quiet, Puerto Viejo if you want nightlife; they are a short drive apart on the same coast. Our two container villas sit in the jungle near Cahuita, minutes by car from Cahuita National Park and Playa Negra, with a car recommended and no 4x4 needed.

How many nights do we need?

Two in Monteverde, three in Sámara, and one or two in Punta Leona or Escazú as a first or last night. One night in Monteverde works if you arrive by 11:00, drop your bags, take a night tour and walk a reserve at opening; that is why early check-in and luggage drop matter there.

Do we need a 4x4?

Only for one of the Monteverde homes. Calma Loft sits at the end of an unpaved road where a 4x4 or SUV is the comfortable choice, especially in the rainy season. Kapetsowa, Casa Yaiwa, Aroma de Café, Cahuita, Punta Leona, Sámara, Escazú and Kirkland are reached by any car.

When is the best time to visit?

Costa Rica's Pacific side is generally driest from December to April and greener, with afternoon rain, from May to November. The Caribbean coast follows its own pattern and is often drier in September and October. Monteverde can be misty in any month. Each destination page goes into the seasons with sources.

Why Kirkland if we are visiting Seattle?

Because it is a quiet residential base 20 minutes from Seattle with parking and air conditioning, which is rare there, and five minutes from the wineries and breweries of the area. Our Juanita Beach Home sleeps six with a king bed, and guests use it for work stays on the Eastside, games and races.

Tres Mares hosts vacation homes: listing, pricing, guest communication, cleaning and maintenance coordination, and the on-the-ground team in each area. We have done this since 2015, with 14 listings online today: 12 homes, plus 2 listings that each book a pair of neighboring homes together (Lapas Leona Home and Ewa Boxes). Behind that: more than 4,000 bookings, a 4.78 average rating and Superhost status on every home.

Where does Tres Mares operate?

In Costa Rica (Monteverde, Cahuita, Punta Leona, Sámara, Escazú) and in Kirkland, Washington State, USA. The name means three seas: the Pacific and the Caribbean, Puget Sound, and the Mediterranean, where our team is based and where the next homes will be, in Málaga city center and Málaga Este.

How do I start?

Message us on WhatsApp at +34 658 766 999 with where the home is and a few photos. We reply in English or Spanish, ask about the property and your goals, and tell you plainly whether it fits and what the next step would be.

What makes Tres Mares different?

We do the hosting ourselves. We answer guests personally, say what other listings leave out (shared pools, rough roads, no air conditioning in the cloud forest) and offer what Airbnb has no checkbox for: early check-in, luggage drop and night-tour help in Monteverde. Guests come back, and the ratings show it.
