Hotel Punta Leona and our houses sit inside the same Punta Leona, about 90 km and 90 minutes from San José airport, per the hotel. The hotel puts restaurants, pools and activities at the door; a house puts a kitchen, a washer, your own pool and room for 8, or 16 when you book two houses together. Here is what each offers and when each wins.
What does the hotel give you that a house does not?
Service and a program at the door. Per its own website, checked on 17 September 2026, Hotel Punta Leona has five places to eat: León Marino beside Playa Mantas and the pools; Carabelas, the buffet; the Playa Blanca restaurant, facing the sea; Mantas Bar, with live music; and Trigonas Latam Sushi. There is a club shuttle to Playa Blanca, and for sport, tennis courts, five-a-side soccer, basketball and beach volleyball courts, mini golf and an outdoor gym.
For kids there is a playground, face painting and pool games. The guided walks through the hotel’s private reserve, home to more than 330 bird species, are free with advance booking: the bird walk leaves at 6:15 and the night walk at 18:20, Wednesday to Saturday, for ages 12 and up. Kayaks, boogie boards, snorkeling and pedal boats carry an additional fee. There is also a spa and the hotel’s own supermarket, the LeonaMart.
Hotel check-in is at 15:00 and check-out at 12:00, an hour later than at our houses. And it is not all-inclusive: the hotel says so in its FAQ; it sells rooms, apartments and packages with or without meals.
What does a house give you that the hotel does not?
A full kitchen, a washer and a pool you do not share with the rest of the resort. Our three houses sleep eight each, and Lapas Leona Home, which is Natural Leona and Lapas Paradise booked together, sleeps up to 16 with two kitchens. The hotel’s Selvamar rooms have two double beds or one king and a mini refrigerator, and its website notes that extra beds are not available, so a family of six normally needs two rooms and eats out or at the buffet. At Casa Azul all eight sleep in a king bedroom and a room with two bunk beds, and have the supermarket 75 meters away. With kids and beach clothes, the washer is the difference you notice by day three.
The pool is the other. Casa Azul has its own in the middle of the house; Natural Leona and Lapas Paradise share a salt water one with a rancho, which is yours alone when you book both as Lapas Leona Home. Punta Leona houses with a pool compares them house by house. Add Wi-Fi measured between 118 and 126 Mbps and self check-in from 15:00, with no front desk.
To be fair, the hotel also rents apartments with kitchens, such as the Arenas Apartments for eight, with two bedrooms of two double beds each, and houses and apartments inside the resort through its Punta Leona Renting program; if that route interests you, ask the hotel whether the booking includes the club. Ours are booked through Airbnb and the club is paid separately; in exchange, each is a whole house on a residential street, with its own pool or one shared only with the house next door.
How does the club work if you stay in a house?
You pay per person and enter with a bracelet. The hotel confirms it: its FAQ says it does offer a day pass for visitors who are not staying overnight, and that it may include the beaches, pools, other amenities and meals depending on the option. The price is not published on its website as of September 2026, and prices and rules are the club’s and change, so call for your dates before you put it in the budget. According to our guests, the bracelet opens pools, jacuzzi, courts, mini golf and restaurant.
What you do not need to pay for: the beach. Playa Mantas and Playa Blanca are public. From our houses you walk to Mantas and continue along the sand to Blanca at low tide. If you drive to Mantas, the parking lot charges: 10,000 colones on weekdays, per Two Weeks in Costa Rica in February 2026; the detail is in the beaches guide. Most of our guests never buy the pass: they have a pool at the house and the beach on foot.
Which way do you drive in, and what happened to the gate?
Through whichever entrance we tell you. Since June 2026 the Punta Leona entrance gate on the main road is gone, removed by court order; the resort’s own entrance rules for people who are not hotel guests can change, so ask us which entrance to use before you drive in. A Casa Azul guest was once charged for coming in through the hotel’s, and the resort is still arguing in court that its internal roads are private. The gate’s history is in our beaches guide.
Inside, map apps do not name the residential streets, so follow the directions we send on WhatsApp, not the pin, and arrive in daylight the first time. No 4x4 is needed.
What does each option cost?
It depends on the dates in both cases, so compare totals, not the headline price. On 17 September 2026 the hotel’s lodging page showed “rates from” $157 for a Selvamar Standard King room and $175 for a Superior King with balcony, the only two with a published figure that day. That same month it offered the Lapa pack PLUS from $108 per person per night at double occupancy, with three buffet meals, drinks and access to the whole club, valid 1 to 30 September 2026, Sunday to Thursday with a two-night minimum; check its offers for your dates. Children up to 11 do not pay for lodging at the hotel; meals are charged by age. Check the total on its website for your dates and your number of people.
At our houses a night starts at $287 at Casa Azul, $266 at Natural Leona and $292 at Lapas Paradise, for the whole house, and $355 for Natural Leona and Lapas Paradise together as Lapas Leona Home; Casa Azul charges per guest on the reservation. When we checked in September 2026, Airbnb showed these prices as totals, with no separate guest service fee; if a fee applies to your booking, it appears in the breakdown before you confirm. We do not give season tables because we do not have them; the total Airbnb shows with your dates is the real number.
When is the hotel the better call, and when the house?
The hotel is the better call if you are two or four, if you are coming for one night and do not plan to cook, or if what you want is exactly the program: buffet, bar with music, bird walk at 6:15, big pools and a ride to Playa Blanca without walking. Also if you want the 12:00 check-out to use the last morning, or if a package with meals like the Lapa pack PLUS fits your dates.
The house is the better call if you are six or more, if two families are traveling together, if there are kids who eat at odd hours and beach clothes to wash, or if you are staying several nights and want breakfast in pajamas beside your own pool. Also if the budget is split among many: a house for eight from $266 against two hotel rooms is math worth doing with your dates; the club pass can be bought for a day if the group wants it.
Where to stay
All three houses in this guide are ours. For a family with small children, Casa Azul. For eight with air conditioning throughout, Lapas Paradise or Natural Leona. For a big group of up to 16 with a private pool, both of them together as Lapas Leona Home. The rest of the area is on the Punta Leona page. If we stay in a house, can we use the hotel's pools and restaurants?
Yes, with the hotel's day pass, which is paid per person and worn as a bracelet. Hotel Punta Leona's FAQ says the pass may include the beaches, the pools, other amenities and meals depending on the option, but it does not publish the price as of September 2026, and our guests report that the price and rules change. Call the hotel for your dates. The beach needs no pass: it is public.
Is Hotel Punta Leona all-inclusive?
No. The hotel says so in its own FAQ: it does not run as a traditional all-inclusive, but sells rooms, apartments and packages that may or may not include meals, depending on the rate. In September 2026 it offered, for example, the Lapa pack PLUS from $108 per person per night at double occupancy with three buffet meals and drinks, valid 1 to 30 September 2026, Sunday to Thursday with a two-night minimum; check its offers for your dates.
Do children pay at the hotel?
Not for the room, up to age 11: the hotel's FAQ says children up to 11 stay free of charge and meals are charged by age, free from 0 to 2, a reduced portion from 3 to 5, an intermediate rate from 6 to 11 and the adult rate from 12. In our houses the rate is for the whole house, except Casa Azul, which charges per guest on the reservation; that is why it pays to compare totals with your real group.
Can you get to Playa Blanca without paying anything?
Yes. Costa Rica's beaches are public, and from our houses you walk to Playa Mantas and continue along the sand to Playa Blanca at low tide, paying nothing. Since June 2026 the Punta Leona entrance gate on the main road is gone, removed by court order, and the road is open, though the resort is contesting it in court. The only cost is the Playa Mantas parking lot if you arrive by car (10,000 colones on weekdays, more on weekends).
