Punta Leona

What a night in Punta Leona costs

Our Punta Leona houses start at $266 a night for eight. What Airbnb adds, the club pass, the 13% tax, the 10% service charge and fuel from San José.

A night in one of our Punta Leona houses starts at $266 for eight people at Natural Leona and $355 for sixteen when you book Natural Leona and Lapas Paradise together as Lapas Leona Home, the total Airbnb showed per night. The resort club is optional, the beach is free, and what varies most is what you spend in restaurants and on fuel. Checked September 2026.

What does a night in one of our houses cost?

From $287 a night at Casa Azul, $266 at Natural Leona, $292 at Lapas Paradise and $355 at Lapas Leona Home; those are the lowest prices we have seen on Airbnb for each listing, and they rise in high season, on holidays and on long weekends. Each of the three houses sleeps eight, and Lapas Leona Home, the two Las Lapas houses booked together, sleeps sixteen, so with a full house the night works out, at the “from” price, to between $22.19 per person at Lapas Leona Home and $36.50 at Lapas Paradise. We have no seasonal price table to publish; Airbnb shows the exact total for your dates before you confirm.

That guest count matters. At Casa Azul the reservation is charged per guest, per the house rules, so enter the real number from the start; changing it later changes the price. At Natural Leona and Lapas Paradise the maximum is the limit of the house, and each keeps a third bedroom locked even if you travel with more people, also when you book both as Lapas Leona Home.

What does Airbnb add to the nightly price?

Sometimes a guest service fee, but not on these houses when we checked. In September 2026 the Airbnb breakdown for our Punta Leona houses showed no separate guest service fee: two nights at Casa Azul at the “from” price came to $575 in total. Airbnb’s help center (consulted 17 September 2026) says a fee of 14.1% to 16.5% of the subtotal applies on some listings, with the high end mostly when you pay in a currency other than the listing’s. If one applies to your booking it appears as its own line before you pay, and if the house is priced in dollars, pay in dollars.

On cleaning: if any of the houses charges a cleaning fee for your dates, it appears as its own line in that same breakdown, not hidden inside the nightly price. A clean during a longer stay at Casa Azul is arranged on request; ask us whether it has a cost. Laundry is a paid extra at the two Las Lapas houses: washer and dryer at Natural Leona, the dryer at Lapas Paradise.

Do you have to pay for the Punta Leona club?

No, it is optional, and most of our guests skip it because every house has a pool. Our three houses sit in residential neighborhoods inside Punta Leona, not in the hotel, and the club facilities (pools, jacuzzi, courts, mini golf, playground, restaurant, bar and the club shuttle to Playa Blanca) are paid per person with a bracelet. The resort sets the price and it changes by season: its FAQ, checked on 17 September 2026, confirms that a day pass exists but publishes no rate, so ask the hotel for your dates and ask about children separately.

Two things cost nothing: the beach and the way in. Since 4 June 2026 the Punta Leona entrance gate on the main road is gone, removed by court order, and there is no charge to enter by the road, per Q Costa Rica and Drink Tea and Travel (July 2026); the resort’s own entrance rules for people who are not hotel guests can change, so ask us which entrance to use before you drive in. And if you walk from the house, you also skip the Playa Mantas parking lot (10,000 colones on weekdays, per Two Weeks in Costa Rica, February 2026); the detail is in the Punta Leona beaches guide.

How much tax and service do you pay at restaurants?

A 13% sales tax, the figure the Costa Rican Tourism Board publishes, and a 10% service charge that Costa Rica Vibes (9 September 2026) says is added to every meal, sometimes already inside the menu prices and sometimes added at the end of the bill. If the menu does not say, count on almost a quarter more than what you see printed. The 10% is the tip; nobody expects more, and an extra 5% to 10% in cash for excellent service is generous.

This is where a house saves real money over a hotel. Casa Azul has the Arenas supermarket, the Pops ice cream shop and the Hotel Arenas restaurant 75 meters away, and the other two have restaurants, a small convenience store and an ice cream shop within walking distance; all three kitchens have a refrigerator, a coffee maker and cooking basics, and Natural Leona adds a BBQ grill with utensils. Breakfast and dinner at home with lunch out is what most families do.

What does it cost to get there from San José?

About 90 km and one and a half hours from Juan Santamaría airport, per the resort’s own FAQ; we put it at one hour without traffic. Fuel in Costa Rica is sold by the liter at a regulated price: on 11 September 2026 RECOPE reported 726 colones a liter for súper gasoline, 707 for regular and 688 for diesel, with an increase proposed for October to 764, 719 and 785. At the Central Bank’s reference rate of 16 September (449.49 colones per dollar), every 10 liters of súper is about 7,260 colones, roughly $16, and the round trip is about 180 km.

Route 27 is a toll road (2,510 colones per direction for the full run, per El Financiero, from January 2026), so carry colones or a card. Without a car, Easy Ride runs a shared shuttle for $45 per person and private transfers start around $130 per vehicle; the route, the departure times and the transfers are on our Punta Leona page.

Is a hotel cheaper?

We cannot say with a number, because the hotel publishes a “from” rate for only two double room types: on 17 September 2026 its lodging page showed $157 for the Selvamar Standard King and $175 for the Superior King with balcony, and for the apartments and chalets a family of six needs it showed “Rates from” with no figure, so the total has to be requested. What it does publish is capacity. The Selvamar standard room has two double beds and does not accept extra beds, and the chalet whose page we checked has a maximum of four people, so for a family of six plan on two rooms, or an apartment, and confirm with the hotel.

To compare properly, ask the hotel for the total on your dates with the units you need, add the meals you will eat out because there is no kitchen, and set it next to the total Airbnb shows you for the house with your real number of guests. The house includes the kitchen, parking, Wi-Fi, the pool and a washer, paid at Natural Leona. The hotel includes the club for its guests, which from the house you pay per person only if you want it. When two or three people travel, or want a served breakfast and nobody plans to cook, the hotel can win; from six up, the house almost always does.

Where to stay

All three houses are ours, and every one has a pool and Playa Mantas on foot. Casa Azul, from $287 for eight, with a private pool in the middle of the house and the supermarket 75 meters away. Natural Leona, from $266 for eight, with a saltwater pool shared with the house next door. Lapas Paradise, from $292 for eight, with the same shared pool. Book those two together as Lapas Leona Home, from $355 for sixteen, and the saltwater pool is yours alone; it is the cheapest per person when three families go together. Beaches, tides and parking are in our Punta Leona beaches guide, and the rest of the area is on the Punta Leona page. Message us on WhatsApp with your dates and headcount and we will tell you which one fits.

Questions this guide answers

Is the 'from' price what I will actually pay?

Not always. It is the lowest price we have seen on Airbnb for that house; in high season, on holidays and on long weekends it goes up. The Airbnb page shows the exact total for your dates and your number of guests before you confirm, with any fees or taxes on their own lines.

Does Airbnb charge the guest a fee?

Not on these houses when we checked. In September 2026 the Airbnb breakdown for our Punta Leona houses showed the nights and the total, with no separate guest service fee, and the prices on this page are those totals. Airbnb's help center, consulted on 17 September 2026, says a guest service fee of 14.1% to 16.5% of the subtotal applies on some listings; if one applies to your booking, it appears as its own line before you pay.

Do you pay to get to the beach in Punta Leona?

No. Since 4 June 2026 the entrance gate has been removed by court order and there is no charge on the road. What costs money is the Playa Mantas parking lot if you arrive by car (10,000 colones on weekdays, more on weekends) and the club day pass, which is optional and has nothing to do with the sand. From our houses you walk.

What does the house price include, and what does it leave out?

It includes the whole house, the pool, the equipped kitchen, Wi-Fi and parking. Left out are the Punta Leona club, which you pay per person if you want it, and laundry at the two Las Lapas houses, where the washer and dryer at Natural Leona, or the dryer alone at Lapas Paradise, are paid. A mid-stay clean on a longer stay at Casa Azul is arranged on request; ask us whether it has a cost. Meals are on you.
